We are now in Escrow!

Step One: The Buyer and their Agent will decide which inspections they’d like to have done.

  • Please make sure all areas of your home are accessible for the inspections.

Step Two: Disclosures… it is always best to OVER disclose!

Step Three: Appraisal

If we are presented with a repair request we have one of three options: do the repairs, negotiate the repairs, or do not do any of the repairs. Buyers can decide if they want to accept our choice and they still have the option to cancel the contract.

If the appraisal comes in at the purchase price, we are good to go. If the appraisal comes in below the purchase price, we options that we can discuss.

Once contingencies are removed, the Buyer has no way of cancelling the contract without risking losing their deposit. I suggest not packing or moving until the contingencies have been removed.

Close of Escrow: The date that Escrow records the deed of the property to the new owner. There are several factors that can affect this date, so it is more of a target we shoot for. It is rare that we actually close on this date.
